Torre Merville is a residential complex of 24 floors, a few meters from the sea within a landscaped pine tree woodland. The private park borders the beach and allows private access to the sea directly from the pedestrian path, through a gate with a coded opening. On the beach umbrellas and sunbeds are available for residents. The swimming pool is surrounded by greenery and has a large decking area where sunbeds are placed. The WI-FI service is guaranteed in the common areas.

This contract is strictly personal. Subleasing or transfer to third parties in any form is prohibited. The number of beds indicated above must be strictly respected. Any non-compliance will lead to the payment of the penalty of € 150.00 for each person staying even temporarily, in addition to the number of beds indicated above.
2) SERVICES INCLUDED
The rent includes:
✓ The consumption of water and electricity
✓ The use of furniture and anything else constitutes furnishings of the rented unit
✓ Beach place for the umbrella service, where not included in the equipment of the apartment, it can be booked directly in the Consorzi Arenili.
3) EXCLUDED SERVICES
The following taxes and fees due by the tenant are excluded from the rent:
✓ Tourist tax of € 1 per day per person for a maximum of 10 consecutive bookings. Children up to 10 years old are exempt
✓ Registration and ancillary fees and stamps
✓ Final cleaning if not done personally
✓ Bed linen and towels (not supplied in the apartments)
The security deposit of € 150.00 (or € 200.00 in the presence of animals), which is non-interest-bearing, will be returned at the end of the lease unless reimbursed for damage to the property. Should the amount of the damage exceed that of the security deposit, this difference must also be paid to the agency which will collect on behalf of the owner. The tenant must report any defects in the property and furnishings to the agency within 24 hours of delivery of the keys, in the absence of the aforementioned defects and discrepancies will be presumed attributable to the tenant.
5) ARRIVAL AND DEPARTURE
The apartment will be occupied only after 16.00 p.m., at the end of the lease the apartment must be released in the same conditions in which it was obtained by committing to an accurate cleaning and maintenance of the furniture and by 10.00 a.m. of the last day of the lease. Any breakage or lack will be deducted from the security deposit. In the event that the accommodation requires cleaning upon return, the tenant will be charged € 25.00.
The total agreed lease is already increased by the mediation due to the Agency.
The tenant who visited the apartment at the time of booking declares to find it to his liking; in the absence of acknowledgment with the signing of the contract and payment of the deposit, he declares to accept the rental of the proposed apartment.
The Agency, which acts in the name and on behalf of the owner, is exonerated from any responsibility in the event of interruption of condominium services and for the impossibility of occupying the property due to force majeure or due to measures by the authorities.
In case of withdrawal from the contract, the tenant will lose the deposit and the agency will be entitled to reimburse it only in case of re-letting. The tenant must communicate the cancellation by registered letter.
The balance of the lease must be paid upon delivery of the keys. In the absence of taking possession and consequent payment of the balance within the 2nd day following the start date of the lease, the contract is automatically terminated without the need for cancellation or formal notice, with consequent loss of the deposit in favor of the owner, subject to compensation for major damages and with immediate remission without further notice, of the possession of the apartment to the owner and / or on his behalf to the Agency.
11) RULES OF STAY
The tenant undertakes to observe and ensure that his family members and cohabitants observe the condominium regulations. It is forbidden to house animals in the apartments and common areas unless agreed with the agency.
12) COLLECTION / DELIVERY OF KEYS
The delivery and return of the keys must take place through the Agency or whoever works for it during office hours (9.30 / 12.00 - 16.00 / 18.00). will not be returned.
13) TYPE OF STAY
The parties acknowledge that this rental relationship is excluded from the discipline of Law 392/78 art. 26 let. A and subsequent amendments both as regards the duration and the rent and other correlative regulations as it is expressly and exclusively aimed at satisfying the tenant's housing needs of a merely transitory nature, with imprisonment for use for study and work reasons.
14) HOLIDAY HOME PROPERTY
The tenant, under penalty of termination, therefore declares that the property will be used exclusively as a holiday home and not for study or work reasons, having another municipality of another property where he actually resides and has his domicile.
